

In the past year, loan admissibility for borrowers changed to become more conservative.

1. Own occupied property 1 to 4 units located in urban zone
2. Bankruptcy release for a minimum of 24 months
3. Re-established credit for a minimum of 12 months with 2 500$ limit
4. All payments need to be on time. No delay accepted
5. Salaried employee for 24 months with the same employer
6. Self-employed allowed only if he qualifies with net revenue declared on federal and provincial income tax reports. All taxes have to be paid. No balance due
7. 24 months experience as self-employed.
8. Minimum mortgage loan 75 000$
9. No financing for cottage or mobile home
To buy a property, you will also need to prove :
1. Down payment up to 15% or 10% of the purchase price
2. Credit bureau scoring will determine the down payment amount
3. No donation allowed – only savings – no loan
To refinance your property, you will also need to prove :
1. Maximum financing up to 90% of your property value
2. Credit bureau scoring will determine the amount refinance
3. No payment delay in the past 12 months on the mortgage loan
